At NBB Waldrons, we provide clear and transparent pricing for residential conveyancing services. Below you will find information about our prices.

The exact cost of your matter will depend on the type of transaction, property value, location, tenure (freehold or leasehold), and any complexity involved. Unless stated otherwise, VAT is charged at the prevailing rate (currently 20%).

1. What our conveyancing costs include

  • Legal Fees – Our charges for the legal work we carry out.
  • Disbursements – Payments made to third parties on your behalf, such as Land Registry fees, search fees, and management pack fees.
  • Stamp Duty Land Tax (SDLT) – Applicable to purchases only.

Freehold Sale

£1,147 – £1,569 plus VAT depending on value/complexity

Included in this fee:

  • Taking your instructions and opening the file
  • Reviewing title documentation
  • Preparing contract documentation
  • Responding to enquiries
  • Liaising with buyer’s solicitors
  • Exchanging contracts
  • Completing the sale
  • Redeeming any mortgage (if applicable)
  • Accounting to you for sale proceeds

Freehold Purchase

£1,222 – £1,604 plus VAT depending on value/complexity

Included in this fee:

  • Taking instructions and opening the file
  • Reviewing draft contract papers
  • Raising legal enquiries
  • Reviewing search results
  • Reviewing mortgage instructions (if applicable)
  • Reporting to you on title
  • Exchanging contracts
  • Completion
  • Submitting SDLT return
  • Registration at HM Land Registry

Leasehold Sale

£1,298 – £1,720 plus VAT depending on value/complexity

Included in this fee:

All work listed under a freehold sale, plus:

  • Review of lease documentation
  • Additional leasehold enquiries
  • Liaison with managing agents/freeholders

Leasehold Purchase

£2,233 – £2,865 plus VAT depending on value/complexity

Included in this fee:

All work listed under a freehold purchase, plus:

  • Reviewing lease terms
  • Reviewing management information
  • Advising on leasehold obligations, service charge and ground rent

Remortgage

£800 plus VAT

Included in this fee:

  • Reviewing mortgage instructions
  • Investigating title
  • Obtaining redemption figures
  • Redeeming existing mortgage
  • Registering lender’s new charge at HM Land Registry

If you have a mortgage on the property or have incurred an estate agent’s fee money we would also typically need to pay the money owed directly to your lender and agent as needed from the sale money we receive for you.

You should also be aware that if you are purchasing a leasehold property then ground rent and service charges are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.

We will always notify you before undertaking additional chargeable work where possible.

Disbursements vary depending on the transaction, you can find some typical examples below.

Leasehold Disbursements (Common Examples)

These are ordinarily set by freeholders or managing agents and are outside our control:

5. Stamp Duty Land Tax (SDLT)

If purchasing property, SDLT may be payable in addition to legal fees and disbursements. You can calculate the amount you will need to pay by using HMRC’s website (or if the property is located in Wales by using the Welsh Revenue Authority’s website).

The amount depends on:

  • Purchase price
  • Whether this is your first home
  • Whether it is an additional property
  • Applicable reliefs or surcharges

We prepare and submit the SDLT return as part of our standard purchase fee.

7. Timescales

Typical sale or purchase: 8–12 weeks.

Some matters may take longer, including leasehold transactions, chains, title issues, or new build purchases. It can be quicker or slower, depending on the parties in the ‘chain’. For example, if you are a first-time buyer, purchasing a new build property with a mortgage in principle and the transaction goes smoothly it could take as little as 6 weeks. However, if you are buying a leasehold property that requires an extension of the lease, this can take significantly longer, between 3 and 6 months.
